Paul and Lesley welcome you to Costessey Guest House; we aim to give a helpful and personal service.
We are located approximately five miles from Norwich City Centre and three miles from the Royal Nofolk Show Ground; we are also near the U.E.A and the Norfolk and Norwich University Hospital.
The area has good facilities for walking, biking, fishing and golf. We have a bike shed available for those who require it and ample off road parking.
We have rooms are available from 2p.m. on day of arrival and we hope you will feel free to come and go as you please during your stay.
We offer good sized twin/double rooms and a family/superior room on our lst floor.
There is also a double room on our ground floor, with a disabled friendly wet-room and a bed with a memory mattress.
All rooms are en-suite and have flat-screen T.V.plus tea/coffee making facilities.
We have a further two twin rooms on the grond floor, which have shared facilities, flat-screen T.V. and tea/coffee making facilities.
Children over the age of ten are welcome.
Unfortunately we are unable to extend our welcome to dogs, with the exception of guide dogs, who stay free of charge.
We have an area on the lst floor and another near our main-entrance, to sit and read, or rest at your leisure; both have a book case, so please feel free, to use the books provided during your stay.
We have a good sized dining area and you are welcome to eat any 'take away meals' you may wish to bring back with you, in our dining room.
The dining room adjoins our conservatory, which leads out onto a patio and large garden - available to you during your stay.

Disabled Facilities: There are disabled facilities. One downstairs double room with disabled friendly wet room and bed, with memory mattress.
Pet Facilities: Pets are not allowed. Dogs for the blind are most welcome.
Special Diets Provision: Special diets are catered for. We are happy to cater for any dietary needs, provided we are notified at time of booking.
Smoking Facilities: Smoking is not allowed.
Directions
Directions by car from Southern bypass:
Go onto the Southern bypass in the direction of Swaffham.
Take the A1074 exit, then at the roundabout at the end of the slip road take the last exit.
At the roundabout, take the second exit onto Dereham Road (1074),in the direction of Norwich. Continue over next roundabout.
Turn left at traffic lights into Norwich Road.
Continue down Norwich Road for three-quarters of a mile and just before you reach a left-hand bend, our guest house is on your left-hand side.
Directions from the but station
The nearest bus stop is about a quarter of a mile on Theatre Street. Pick up a number 20 bus, disembark at Kabin Road, New Costessey and walk down the road. We are the fourth house on your left. Alternatively there is a taxi rank just past the pedestrian entrance from Queens Road.
Directions from the train station
Emerge from the train station onto Prince of Wales Road. Turn left and the bus stop is about 75 metres away. Pick up number 20 bus, directions as above for bus station. Alternatively there is a taxi rank just outside the station.
